The USDA Animal Plant Health Inspection Services (“APHIS”) Station is a 44,500 square foot one-story building situated .5 miles from LAX. Completed as a build-to-suit (“BTS”) in 2013, the facility is net leased to the United States government through October 31, 2033.
Post-award, the site posed environmental challenges due to the presence of an oil well on the property. Teaming with SCS Engineers, SMPO negotiated the progressive measures involved in capping the oil well, and completed construction of the functionally classic one-story facility on-time, under budget, and to the satisfaction of the USDA. In fact, the USDA was so delighted with the multifunctional testing center that the project led to SMPO’s subsequent award of the USDA-APHIS facility contract in South San Francisco.
