SMPO began its development history in 1984 working for investors and joint venture partners focusing on U S Postal facilities. In the early 1990's, we diversified with U S General Services Administration projects. And in 2000, we started a relationship with 7-Eleven, Inc. regarding build-to-suit projects for their needs. Since our beginning we have participated in more than 150 government leased facilities and commercial credit tenant leased facilities nationally. SMPO's approach to our projects is to acquire, develop and manage properties for long term ownership and growth.

SMPO provides total quality facilities management for the tenant and the owner. We recognize that each property must have a comprehensive management plan that details all facility management procedures. We have skilled and experienced staff members that handle every aspect of Facility Management. Typically, we develop our facility management plan during the design and construction phase of property development. For existing buildings, we perform a thorough review of how the facility has been maintained. We offer our client recommendations for improvements to maintenance and management procedures based upon four key areas. These four key areas are; 1) Building Management Operations, 2) Building Maintenance Plan, 3) Responsiveness To Problems and 4) Quality Control Methods. These four keys insure that the clients' facility receives total quality management.
